Two developers, both already active in Ottawa's downtown core, have submitted proposals to the National Capital Commission to develop a prime piece of property on the Sparks Street Mall.
Claridge Homes and Morguard Corporation were the only two companies to respond to a national call for proposals from the NCC. The land in question runs between Sparks Street and Queen, just west of Metcalfe Street.
Both will now submit design proposals for the property and a financial offer to lease the site for 66 years.
The NCC conceded it was surprised only two companies showed an interest in the site. The proposed complex will have three floors facing Sparks, and 14 floors facing Queen Street. The NCC envisions a mix of retail, office and residential uses that would encourage people to live downtown. Public parking is also part of the concept.
The companies have until the end of April to submit detailed proposals. The NCC expects to make a decision by the end of June.
Claridge Homes has plans for a new condo complex on Rideau Street, and was the sole bidder to build the first phase of the LeBreton Flats redevelopment. Morguard was behind the new CBC building on Sparks, and has made a proposal to construct a new concert hall and residential complex at 150 Elgin Street.
